Planning Areas





The project site location will consist of 4 planning areas, as well as a roadway design including a roundabout. The 4 planning areas will contain a development of commercial, residential, and recreational infrastructure.

Planning Area 1
In Planning Area 1, there will an implementation of commercial infrastructure through land-lease and future development.
Planning Area 2
In Planning Area 2, there will be two-three story apartment complexes that will include electric vehicle (EV) charging stations, along with ADA compliant parking spaces.


Planning Area 3
In Planning Area 3, there will be an implemented nature park containing shaded pathways, along with a large infiltration basin. In addition, a Japanese garden will be implemented to honor the history of the Fairplex Fairgrounds back in World War II. In the North Portion, there will be a Fairplex Center, where a coffee shop and community event room will be used to host a variety of events, as well as share the history of the Fairgrounds.
Planning Area 4
In Planning Area 4, there will be a recreational park that will include a variety of activities. These recreational amenities include two soccer fields, two basketball courts, children's playground, picnic tables, fitness station, and restroom accommodations.

The roadway detail going through the site location will consist of a North/South Roadway section consisting of 4 lanes with two lanes in each direction. The East/West Roadway section will consist of 2 lanes total with 1 lane in each direction. Travel speeds within these roads are set to 25 mph, as well as each roadway section containing a 2% slope to accommodate for drainage.
